Cottage Policy
Our goal is to ensure fairness and satisfaction for all our guests. We appreciate your understanding and cooperation in adhering to our cancellation policy. If you have any questions or concerns, please do not hesitate to contact us.
ARRIVAL TIMES - Check-in after 3:00 PM and Check-out before 10:00 AM
CHILDREN - Children are welcome with an accompanying adult. All cabins have some type of stairs, whether inside for a loft or second story or on the front porch, which could be dangerous for smaller children/babies. Also, cabins are not “child-proofed”. If bringing children, you should check each space for potential hazards and mitigate the potential danger.
PETS - Our cabins are dog-friendly and dogs are welcome! We allow up to 2 dogs per cabin maximum. There is a $40 dog fee. This is a one time fee that is not charged for subsequent stays provided there is no damage or excessive cleaning required. For additional information please view our pet release we require to finalize your stay.
CREDIT CARD SECURITY - Your credit card information is stored and processed securely using 3rd party services like AIRBNB, VRBO, and Paypal.
OCCUPANCY - Guest(s) understands that Misty Mountain Inn & Cottages will only accept reservations from responsible adults at least 21 years of age. ABSOLUTELY NO EXCEPTIONS. Guests who initiate rental will remain responsible for all guests(s) or Licensee of Guest(s) during occupancy of the subject property.
ADDITIONAL GUESTS - all cottage capacities are per the listing description. Exceeding this capacity is not permitted without MMIC permission in advance.
3RD PARTY BOOKING CANCELLATION - All cancellations for reservations made through third-party platforms (VRBO, Airbnb, etc.) will be handled according to the respective platform's policies.
PAYMENT: Upon booking, a 50% deposit is required. The remaining balance is due 14 days prior to your arrival.
DIRECT BOOKING CANCELLATION - All cancellations for reservations made through third-party platforms (VRBO, Airbnb, etc.) will be handled according to the respective platform's policies.
CANCEL FOR ANY REASON INSURANCE: Need more flexibility and financial peace of mind? You can choose to add travel protection coverage at checkout, or you can purchase it from any provider you prefer. The program provided through our lodging partner allows you to cancel for any reason within 14 days of arrival and it reimburses up to 75% of your cost. The decision is entirely yours but please know that we do not offer exceptions to our cancellation policy unless otherwise stated or agreed upon. You can read more HERE.
REFUND: We understand that unforeseen circumstances may arise, and we strive to accommodate cancellations whenever possible. However, as a small business, cancellations have a significant impact on our operations. For those who direct book, our cancellation policy for those without travel insurance is as follows:

MORE THAN 30 DAYS: For cancellations made more than 30 days before arrival, we will provide a 100% refund of your deposit, minus any card processing fees.

15 TO 30 DAYS: If you cancel 15-30 days before arrival, you will receive a 50% refund of the total stay cost, less any processing fees.

WITHIN 14 DAYS: Cancellations made within 14 days of your scheduled check-in are non-refundable. We will at our option attempt to rebook the unit. If successful you will receive a refund minus any fees and/or discounts given to the new guest.
DAMAGE DEPOSIT - A $125 hold may be placed on your credit card 15 days prior to your reservation. We will release it approximately 3 days after checkout.
TELEVISION - MMIC provides basic programming through Dish TV and some cabins are equipped with Smart TVs. We provide no warranty in regards to these services.
QUIET TIME - We want to do our absolute best to provide each guest with the opportunity to Rest & Renew. To do this we ask that all guests do their best to minimize noise at all hours of the day. But, we do ask that all guests honor a 10 pm quiet period which lasts until 8 am.
SHUTTLE SERVICE - As our schedule permits we do provide a shuttle to and from major hiking trails. If you desire to slackpack and will need frequent transport please contact us in advance. For hikers staying at MMIC, unless otherwise informed the shuttle is included for transport to/from Neels Gap.
TELEPHONE & INTERNET– All cabins are equipped with internet which is suitable for most surfing & streaming needs. There are no telephone lines in the cabins. Cellular reception cannot be guaranteed at your cabin. Service providers Verizon Wireless, and Tmobile are available.
FIREPLACES - All cabins have wood-burning fireplaces. WOOD BURNING fireplaces are seasonally available from October 1 through April 1st. Seasoned firewood bundles are at times available for sale at Misty Mountain Inn & Cottages or you can purchase them at a local store. Do not forage for wood in the surrounding woods.
NO SMOKING - All cabins are NON-SMOKING and this policy is strictly enforced. Smoking is allowed outside on the porches and decks. Please do not dispose of cigarette butts in the yard or surrounding grounds.
ALCOHOLIC BEVERAGE - By Georgia Law, no drinking of alcoholic beverages by persons under the legal age of 21 is allowed. NO HOUSE PARTIES ALLOWED. Violation will be cause for immediate eviction with the loss of all booking monies paid.
DEER – COYOTE – BEAR – INSECTS - Deer, Coyote, Bear, Turkey, Possum, Raccoons, Ladybugs, Carpenter Bees, Wasps, Mice, Squirrels, Scorpions, Ticks, Ants, Chiggers, etc. may be encountered. There is no refund for the presence of typical North Georgia mountain creatures.
MAINTENANCE POLICY - If you have an issue after hours please call the number provided to you at check-in. Please use this number for major emergencies only. (Heat is not working, no water, or a safety issue, etc.) All other maintenance issues should be called in during normal business hours. These would include problems with the television, gas fireplace, etc. If you have a medical emergency you should call 911.
REPAIRS – SERVICE CALLS - Misty Mountain Inn & Cottages cannot guarantee against mechanical failure of heating, air conditioning, TVs, Satellite Receivers, DVD players, Wi-Fi modems, or other appliances. Please report any equipment that is not operating properly. MMIC will make every effort to resolve the problem as quickly as possible.
